Warsaw Plan Commission Approves Resolution

At the Feb. 9 meeting of the Warsaw Plan Commission, the commission approved Resolution 2015-02-01.

“This is part of the Buffalo Street project,” said Warsaw City Planner Jeremy Skinner. “This is one of the final stages.”

The resolution would allow the commission to amend the boundaries of the Warsaw Central Development Area, i.e. the Buffalo Street project. (see related)

“Now its just trying to put all the pieces together to bring it to fruition,” Skinner said. “We’re trying to put all the pieces together, but there’s a lot of pieces.”

The resolution has to get a few more approvals from city government, and will go before the Warsaw Redevelopment Commission at its March meeting for final approval.

Also at the meeting, the commission made preliminary approval of a plan for the city to take over the streets in Briar Ridge Villa off of Shelden Street. “However they did build it to be turned over to the city at sometime,” Skinner said. “They are requesting at this time for that to happen.”

Superintendent of Public Works Jeff Beeler had some concerns regarding plowing, trash pickup and maintenance of the roads should the city take over the roadways. Skinner stated he would have to review the ordinance regarding trash pickup, and ultimately did not recommend final plat approval.

“It was built to the city standards, but we were not on site to inspect it, as it was not our road,” said Skinner. “We need to verify they meet our standards.”

The commission made a preliminary approval for the plat. Final approval was tabled for further review.

Additionally, two other plats were approved. One that would replat six existing lots in the Frazer’s Addition to five lots for the purpose of constructing a Habitat For Humanity subdivision. Jeff Owens, a construction committee member representing Habitat For Humanity, stated the purpose of the replat was to provide more comfortable homes for future occupants.

The other was a commercial plat just off Center Street, behind the Wyndham Gardens Hotel. The plat is currently zoned for commercial use, and would be subdivided into two lots.

“I know it seems a little odd, but its not atypical when you are dealing with a commercial subdivision,” Skinner said. “Anything being built there would have to meet development planning regulations. “I’m comfortable with whats being proposed and it meets the zoning district.” The plat was approved.
